What is a Maintenance Emergency?

                                        

Maintenance Emergencies Defined

• No electricity throughout the apartment
• No water throughout the apartment
• No hot water throughout the apartment
• Heat - If outside temperature is below 55 degrees
• Air Conditioning - If outside temp. is above 85 degrees.
• Water coming into apartment
• Possibility of fire from electrical sparks
• Stopped up plumbing in an apartment with only 1 bathroom.
• Situations where the resident's safety is jeopardized (locks or windows damaged or not working properly)
• Lockouts during business hours

Maintenance Emergencies

The maintenance personnel and property manager will handle after-hours emergency requests.  It is necessary to obtain the residents name, phone number, apartment number and details of the emergency.  This will help ensure that the appropriate equipment and supplies are available and brought to the maintenance emergency call.

If the maintenance team is unable to respond to the emergency, a member of management must personally check out the emergency before an outside contractor is contacted.  If an outside vendor is contracted, try and determine an estimate of charges for repairs.
