Apartment Too Small… Or Too Big ??
Did you know UAG allows onsite transfers to qualifying residents?
Management can approve onsite transfer requests once the Transfer policy is followed. We would much rather a resident move to a different apartment in our community then put in their notice to vacate to go somewhere else.
Please see the UAG Transfer Policy below. You will also find the new Transfer Policy Agreement attached which is also located on the Box under – Forms – Resident Admin – Inter Office Forms.
- Must have minimum of 90 days good residency in current apartment.
- Approved Inspection of Current Apartment by member of management. (We do not want to approve a resident to transfer that has damaged their current apartment)
- Transfer Policy Agreement Completed and signed by member of management.
- Give at least 30 day notice on current apartment.
- Resident has paid Transfer Fee $250 (or community specified amount) if resident transfer during current lease term.
- Resident has paid New Security deposit on new apartment.
- A new lease contract will be started at the time of transfer.
TRANSFER POLICY
An approved Transfer Policy Agreement is required whenever a resident moves from one apartment to another within the community. The following rules apply to transfers:
- A resident may only transfer if he/she has complied with all lease terms in his/her original apartment lease contract. Any exceptions to this rule must have written approval from the Regional
- A preliminary inspection of the current apartment must be completed and approved by a member of the management team to ensure the current condition of the apartment is in acceptable condition before the transfer is final approved. The Community Manager must approve all
- A resident may transfer at the end of the current lease term or during the current lease term after fulfilling at least 3 months of the current contract.
- A minimum of 30 day notice is required on current apartment.
- The resident will be required to pay a new security deposit for the new apartment that has been chosen. The original security deposit will be transferred over to the new account upon transfer and may be applied to any charges owed, including but not limited to rent, damages and utilities.
- If a resident is transferring before the current lease term expiration, the resident must pay a non-refundable Transfer Fee of $250, or specified amount by regional manager, at the time of the request for transfer.
The Transfer Policy Agreement should be prepared at the time the resident chooses new apartment. The resident will also pay the transfer fee and new security deposit at that time. The resident will pay the prorated rent charges (if applicable) on the current apartment and the new apartment on the 1st of the month, prior to possession of the new apartment, plus any additional monthly fees and /or charges
